How we calculate it
Rent divided by PITIA. PITIA is principal and interest, plus monthly property taxes, monthly insurance, and any HOA dues.
Which rent to use
Use the signed lease, or the market rent if it is vacant. Lenders usually count the lower of the lease and the appraiser's market rent.
If you land under 1.00
Try a larger down payment, an interest-only payment, or a higher rent assumption. Some programs work below 1.00 with more cash down.
