When you buy a rental with a conventional mortgage, the lender spends most of its time on you. Two years of tax returns, W-2s, pay stubs, and a debt-to-income ratio that treats every other property you own as a liability. For a full-time investor or a business owner who writes off a lot of expenses, that picture rarely tells the truth.
A DSCR purchase loan flips the question. The lender asks whether the property earns enough rent to cover its own monthly payment. If it does, the deal works. Your income, your employer, and your tax returns stay out of the file.
Who this loan fits
- Self-employed buyers whose tax returns understate what they really earn
- Investors who already own several rentals and hit conventional limits
- Buyers who want to close inside an LLC instead of a personal name
- Anyone competing against cash offers who needs a fast, clean closing
How the lender counts your rent
For a property that is already leased, the lender usually looks at the signed lease and compares it with the market rent in the appraisal. The lower of the two is typically the number that counts. For a vacant property, the appraiser's rent schedule sets the figure.
The payment side of the ratio is called PITIA. That stands for principal, interest, taxes, insurance, and association dues. All five pieces sit on the bottom of the fraction, so a deal with high insurance or heavy HOA fees needs more rent to clear the same ratio.
What you will need to bring
The document list is short, and none of it is about your paycheck.
- A purchase contract and the property address
- Government ID and a credit authorization
- Entity documents if you are buying inside an LLC
- Bank statements that show your down payment and reserves
- A current lease if the property is occupied
Reserves and why lenders ask for them
Most DSCR lenders want to see several months of mortgage payments set aside after closing. It is not a penalty. It is the lender's way of confirming that one empty month will not put the loan in trouble. Your specialist will tell you the exact number before you apply.
