What moves the needle
Four things that shape your terms.
- Credit score
- Higher scores usually bring lower rates and higher loan-to-value limits. Programs starting at 620 exist, and 700 or above opens more doors.
- DSCR
- A ratio of 1.25 or more tends to price better than a ratio near 1.00. Raising the rent or the down payment can move it.
- Loan-to-value
- The loan as a share of the value. Lower leverage means lower risk for the lender, and it shows in the pricing.
- Property and use
- Single family rentals price best. Short-term rentals, vacant units, and small apartment buildings can carry tighter limits.
Programs, rates, terms, LTV limits, credit requirements, DSCR requirements, and property eligibility are subject to lender guidelines and can change. This page describes typical programs and is not a commitment to lend.
