DSCR Nationwide

How it works

From first call to funded.

Many DSCR loans close in 7 to 14 days when the paperwork is ready. Here is what fills those days.

  1. Day 1

    1

    Tell us about the property

Fill out the quote form or call us. We need the address or the market, the price or value, what you want to do, and the rent. You do not need paperwork yet.

    YouShare the basics.

UsRun the coverage math and tell you where the deal lands.

  2. Days 1 to 3

    2

Choose a program and lock in terms

Your specialist walks through the options that fit, covers the rate, the down payment, the reserves, and any prepayment penalty. You pick the structure that suits how long you plan to hold.

YouPick a program and sign the application.

UsPull credit with your permission and issue terms.

  3. Days 3 to 10

    3

    Appraisal and document collection

An appraiser inspects the property and reports market value and market rent. At the same time you gather the short document list, including entity papers if you are borrowing in an LLC.

YouSend documents and proof of funds.

UsOrder the appraisal and the title work.

  4. Days 7 to 12

    4

    Underwriting and clear to close

The underwriter reviews the appraisal, the rent, your credit, and your reserves. If something is missing we tell you right away so it does not stall the file.

    YouAnswer any follow-up quickly.

UsResolve conditions and issue the clear to close.

  5. Days 10 to 14

    5

    Sign and fund

You review the final closing figures, sign with the title company, and the loan funds. If you borrow in an LLC, the entity signs and the guarantor signs for it.

    YouReview figures and sign.

UsFund the loan and hand off to servicing.

Keep it moving

What speeds up a closing.

  • Send documents in one batch instead of piece by piece.
  • Have your entity papers ready before you apply if you are borrowing in an LLC.
  • Order insurance early. It is a common reason files stall.
  • Keep a tenant contact on hand so the appraiser can get inside.
  • Answer underwriting questions the same day.

Timing is an estimate. Appraisal wait times, title issues, and missing documents can add days. We tell you honestly where your file stands.

Run your deal past a real person.

Tell us about the property and a loan advisor will tell you where it lands, usually within one business day.
